Philbin Capital Corporation Inc (PCC) is a Commercial Mortgage Company which first opened in 1996.  It is a sub-chapter S corporation wholly owned by Woodson Philbin and operated by Philbin and an administrative assistant.   From 1996 to 2019 Its mortgage business was primarily arranging financings on retail and office space with banks, life companies and conduits.  Philbin “retired” to manage his own account until he was diagnosed with myelodysplastic syndrome, a form of blood cancer, and went thru a successful bone marrow transplant and was deemed a “survivor” in March of 2024.  With his golfing skills getting worse by the year, Philbin decided to rekindle the mortgage business, but only focus on what he feels the least risky product.  Hence, PCC targets conventional multifamily loans of $500,000 and up and some hard money residential programs of any size.   We work with over 20 portfolio lenders that cover Central and Northern California.  In general, we prefer community banks,  regional banks, and Northern California credit unions.  We also work with an agency offering loans of $1M to $7.5M and will lend in smaller towns like Stockton and Modesto.  We tend not to do life company deals, as they are very conservative and strongly prefer larger markets. We are also luke-warm on CMBS loans given their funded reserve requirement and onerous prepayment provisions.

OBJECTIVES /MISSION

• Provide single source access to multiple lending platforms through Philbin Capital, giving owners and investors an efficient way to compare different loan programs and platforms.
• Be an independent advocate for our borrowers, always putting our borrower’s best interest first by offering detailed loan comparisons, cost comparisons and detailed support.
• Use the leverage of multiple loan quotes to work with lenders to make sure you are getting their most competitive loan terms.
• Provide superior customer service by making it quick, easy and convenient to not only shop for, but close your apartment loan.
• Provide seamless closings by proactively managing the loan process from initial quote through closing.
